1. ENERGY STAR Portfolio Manager Overview

ENERGY STAR® Portfolio Manager® is the United States Environmental Protection Agency’s (US EPA) online tool for measuring and tracking of energy and water consumption.

For information on how to sign up for ENERGY STAR Portfolio Manager, create a property, etc., please visit: https://www.energystar.gov/buildings/benchmark.

The Energy Usage Data System (EUDS) provides monthly energy usage data that can be submitted directly to ENERGY STAR Portfolio Manager from within the EUDS. This guide will present the steps to connect a building between the EUDS and an existing ENERGY STAR Portfolio Manager property. The high-level steps are as follows, with detailed instructions provided further below:

2. Initial ENERGY STAR Portfolio Manager Connection

Connecting your EUDS building to ENERGY STAR Portfolio Manager is a multi-step process between the EUDS and ENERGY Star Portfolio Manager. We recommend opening separate web browser tabs to complete the process.

2.1 Download your ENERGY STAR Property

Once a connection is set up between the EUDS and ENERGY STAR Portfolio Manager, any existing data in the ENERGY STAR Portfolio Manager meter that the EUDS is mapped to will be overwritten. To prevent data from being inadvertently overwritten, it is good practice to download your current ENERGY STAR property in case the wrong meter is mapped.

To download your building’s current ENERGY STAR property:

  1. Log in to your ENERGY STAR Portfolio Manager account.
  2. In the Dashboard pane, click to open the property you wish to download. You will be taken to your property’s Summary tab.
  3. Click the Download Property to Excel link on the bottom-right of the page.

    1. An Excel copy of your building’s current ENERGY STAR profile will download. The different sections of your building’s ENERGY STAR profile will show up in separate tabs in the spreadsheet.

2.2 Create a New ENERGY STAR Portfolio Manager Virtual Meter

The EUDS was designed to provide whole-building aggregated data. When you connect your building to ENERGY STAR, data for all of your building’s physical meters are aggregated and synced to one ENERGY STAR virtual meter. A virtual meter must be created to exchange usage data between the EUDS and ENERGY STAR Portfolio Manager.

If your building already has a virtual meter created with usage data provided by another source (e.g., manual entries, another benchmarking tool, etc.), we recommend creating a new virtual meter, as any existing data that may overlap with the data provided by the EUDS will be overwritten.

When creating a new virtual meter, be sure to mark the previous existing meter as inactive.

To create a new virtual meter:

  1. On your property’s ENERGY STAR Portfolio Manager page, click on the Energy tab.
  2. Click on the Add a Meter button on the right side of the page under the energy usage graph.

  4. The Get Started Setting Up Meters page will display. Check the Electric box, then check the purchased from the grid box, and then put in “1” next to How Many Meters? Click the Get Started! Button.

  6. The About Your Meters page will display. Fill out a meter name, specify kWh (thousand-Watt-hours) as the units and enter the Date Meter Became Active. This date should coincide with the beginning date of the usage request you’ve submitted in the EUDS (e.g., 01/01/2024 if your usage request begins in January 2024). Keep the “In Use?” box checked. Click the Create Meters button.
  7. ENERGY STAR About Your Meters
  8. The Your Meter Entries page will display. Skip this step and click the Continue button.

  10. The Select Meters to Include in Metrics page will display. Select the new energy meter you created and ensure “These meter(s) account for the total energy consumption…” box has been selected. If you have other meters that need to be included for metrics and the meter data will not overlap with data from the EUDS, be sure to include them. Click the Apply Selections button.

2.3 Connect Your Building Between ENERGY STAR Portfolio Manager and the EUDS

Begin the connection process in the EUDS following the steps below:

2.3.1 Initial Connection

  1. Launch the EUDS portal from https://www.EnergyUsageData.com and log in.
  2. Navigate to the Buildings page by clicking the Buildings menu on the left- side navigation pane of the Dashboard.
  3. From the main Buildings page, click on the desired building. You will be brought to the Overview tab where you will see an alert notifying you to connect your building to Portfolio Manager to see ENERGY STAR metrics.
  4. To set up/view the building’s connection with ENERGY STAR Portfolio Manager, click on the ENERGY STAR tab.
  5. To begin the ENERGY STAR Portfolio Manager connection process, click the Connect to Portfolio Manager button.

  7. You will then be asked to accept the ENERGY STAR Portfolio Manager Connection Terms of Use. Click the checkbox to agree and click the Continue button.

2.3.2 Finding your Building Manager ID and Building ID

Your Building Manager ID is a unique ID used for connecting to ENERGY STAR Portfolio Manager.

To find your Building Manager ID:

  1. Log into the EUDS.
  2. Click on your avatar located on the top-right of the page. Your Building Manager ID will be displayed below the Profile button.

To find your Building ID:

  1. Log into the EUDS.
  2. Open the Buildings menu and search for the building, then click to open.
  3. Scroll down on the Overview page to the Building Information section. Your building ID is displayed.

2.3.3 Connect to the ComEdABS Web Services Account

Next, you will have to log into your ENERGY STAR Portfolio Manager account and take a few steps within that platform.

  1. Login at https://portfoliomanager.energystar.gov/.
  2. Click on the Contacts link at the top right of the page.
  3. ENERGY STAR My Contacts
  4. Click Add New Contacts/Connections.

  6. Search for username ‘ComEdABS’.

  8. Click the Connect button next to “Data Exchange ComEd (ComEdABS)”.

  10. Click the checkbox next to the “Agreement” section and click the Send Connection Request button.

  12. You will then be brought to a screen confirming the successful connection with “Data Exchange ComEd(ComEdABS)”.

  14. Wait a few minutes for Data Exchange ComEd (ComEdABS) to automatically accept your connection request. You can check your account connection status by clicking the “Contacts” link on the top navigation in Portfolio Manager.

  16. You will also receive a notification within Portfolio Manager that your connection was accepted. Click the “Notifications” top navigation link in Portfolio Manager, then click the “Notices” tab. Once the connection request has been accepted, proceed to the next step.

  18. If your connection is not accepted within five minutes, please contact the Energy Usage Data System team at EnergyUsageData@ComEd.com.

2.3.4 Share your property with the ComEdABS Web Services Account

  1. In ENERGY STAR Portfolio Manager, click on the My Portfolio tab.
  2. In the Dashboard pane, click to open the property you wish to share with EUDS.
  3. On the bottom-right of the building’s Summary tab, under “Sharing this Property,” click the Share button.
  4. On the Share (or Edit Access to) Properties page:

  1. Ensure that under “Select Properties,” “One Property” is selected from the drop-down and your desired property is chosen.
  2. Under “Select People (Account),” highlight “Data Exchange ComEd (COMEDABS).” (See section 2.3.3 if you do not see “Data Exchange ComEd (COMEDABS) as an option.)
  3. Under “Choose Permissions” click the radio button next to “Personalized Sharing & Exchange Data (“Custom Orders”)” and click the Continue button.
  4. Click the “Exchange Data” radio button.

  6. A pop-up will appear that allows you to set access levels for various aspects of the ENERGY STAR Portfolio Manager profile:
    1. ENERGY STAR Enter Building ID
    2. Choose the “Read Only Access” radio button on the “Property Information” row and “Full Access” on the row for the meter(s) you would like to share with.
    3. On the row for the meter(s) you would like to share, enter your Building Manager ID and Building ID, found on the ENERGY STAR tab of your building in EUDS.

    5. Choose the “None” radio button on all other rows.
    6. Choose “No” for the “Share Forward” row.
    7. Click the Apply Selections & Authorize Exchange button.
    8. Click the Share Property(ies) button.

Within a few minutes, the EUDS should accept the building share and let you confirm the connection. If there are any issues connecting with the property, please contact the Energy Usage Data System Team at EnergyUsageData@ComEd.com.

2.3.5 Finalize the EUDS & ENERGY STAR Portfolio Manager Connection

  1. Go back to the EUDS and refresh the ENERGY STAR tab. You will need to confirm or reject the property and meter mapping that the Energy Usage Data System has done. If the correct meter is displayed, click the Accept Mapping button. If something does not look correct, click the Reject Mapping button, and contact the Energy Usage Data System Team at EnergyUsageData@ComEd.com.

    1. A pop-up will appear asking you if you are sure the meter mapping is correct. If the wrong ENERGY STAR Portfolio Manager meter is mapped to and it has pre-existing data, this meter will be overwritten.

  2. Once you confirm property and meter mappings, the EUDS will begin its first data sync.
  3. Once the first sync is completed, you will see the page change to an alert when the last successful sync has been completed.
  4. ENERGY STAR Share Properties
    1. Once your profiles are synced between the EUDS and ENERGY STAR Portfolio Manager, any metrics errors present on your ENERGY STAR Portfolio Manager profile will also be pushed to the “Metrics Sync Status” section on your building’s ENERGY STAR tab in the EUDS. See section 3.3 for information on commonly seen metrics errors.

    Now that the ENERGY STAR Portfolio Manager building profile and meters have successfully synced with the EUDS, the metrics on the building’s Overview page will populate. “Gross Floor Area,” “Energy Star Score,” “Source EUI,” and “Primary Functions” will now be populated with information from your ENERGY STAR Portfolio Manager building profile.

2.4 Meter Sync Status

When you connect your building to ENERGY STAR Portfolio Manager, usage data is synced any time new usage data becomes available, or if usage data is updated in the last two calendar years, plus the current year.

3. Troubleshooting Connection Issues

This section will walk through troubleshooting steps should you have difficulty connecting to ENERGY STAR Portfolio Manager.

3.1 Connection Status: No Properties Shared

The ‘No Properties Shared’ message indicates that you have successfully connected your account with Data Exchange ComEd (COMEDABS), but have not shared a property, or the property has been shared with the wrong Building Manager or Building IDs.

To connect your ENERGY STAR account or to share a property with Data Exchange ComEd (COMEDABS), see Section 2.3.4 Connect Your Building Between ENERGY STAR Portfolio Manager and the Energy Usage Data System.

3.1.1 Update the shared Building ID or Building Manager ID

To modify the Building ID or Building Manager ID, you need to modify Data Exchange ComEd (ComEdABS)’s contact permissions:

  1. Visit Portolio Manager’s My Portfolio tab, then click into your building’s profile.
  2. In the bottom-right of the screen, under Sharing this Property, find Data Exchange ComEd (ComEdABS) and choose Edit Contact’s Permissions.
  3. Click Edit next to the Exchange Data radio button.
  4. Update the Building ID or Building Manager ID, then click Apply Selections & Authorize Exchange.

3.1.2 Removing a Property Share

  1. Visit Portfolio Manager’s My Portfolio tab, then click into your building’s profile.
  2. In the button-right of the screen, under Sharing this Property, find Data Exchange ComEd (ComEdABS) and choose Remove Contact’s Access to Property from the actions dropdown menu.
  3. Reshare the property by following the steps found in Section 2.3.4 Connect Your Building Between ENERGY STAR Portfolio Manager and the Energy Usage Data System.

3.2 Connection Status: No Meters Shared

The ‘No Meters Shared’ message indicates that you have connected your ENERGY STAR property to the EUDS, but a meter has not been shared or the wrong permissions have been granted.

To modify the share settings for an already shared property:

  1. Visit Portfolio Manager’s My Portfolio tab, then click into your building’s profile.
  2. In the bottom-right of the screen, under Sharing this Property, find Data Exchange ComEd (ComEdABS) and choose Edit Contact’s Permissions from the actions dropdown menu.
  3. Click Edit next to the radio button under the Exchange Data column.
  4. Ensure that “Full Access” is selected for the meters being shared, then click the Apply Selections & Authorize Exchange button.
  5. Click Save Changes.
  6. Return to the EUDS and refresh the building’s ENERGY STAR tab, which should now allow you to map your meter. If this takes longer than 5 minutes, please contact support at EnergyUsageData@ComEd.com.

3.3 Metrics Sync Errors

Once your profiles are synchronized between the EUDS and ENERGY STAR Portfolio Manager, any metrics errors present on your ENERGY STAR Portfolio Manager profile will also be pushed to the “Metrics Sync Status” section on your building’s ENERGY STAR tab in the EUDS.

Most errors must be addressed within the ENERGY STAR Portfolio Manager, however, below are some commonly seen errors and how they can be rectified:

3.3.1 Insufficient data for Baseline or Current Date

      ENERGY STAR Portfolio Manager requires a full calendar year to calculate metrics. Ensure that the usage request you’ve submitted begins in January OR that the ENERGY STAR virtual meter contains a full calendar year of usage. See section 3.2.3.1 of our Building Owner User Guide for information on how to submit a usage request.

      If you are using a virtual meter that has usage data provided from another source, and the meter entries use real bill dates, you may need to prorate usage, as the EUDS utilizes ENERGY STAR Portfolio Manager’s calendarization method.       Review your ENERGY STAR Portfolio Manager virtual meter to ensure there are no overlapping meter entries.

      The “Date Meter became Active” should coincide with the earliest meter entry that you’re able to provide, even if your building’s physical meter has been active prior to this date.

      If you have multiple meters that are being included in metrics, you should ensure that there are no overlaps and that the “Date Meter became Inactive” coincides with the last available meter entry.

      ENERGY STAR Portfolio Manager requires a full calendar year to calculate metrics. Ensure that the usage request you’ve submitted begins in January OR that the ENERGY STAR virtual meter contains a full calendar year of usage. See section 3.2.3.1 of our Building Owner User Guide for information on how to submit a usage request.

3.4 Connected to Wrong Property

If you’ve connected your EUDS building to the wrong ENERGY STAR property, please reach out to support for assistance. You’ll need to provide the ENERGY STAR Property ID that you intended to connect to and ensure that this property has been shared with ExelonEUDS and has the correct share settings enabled.

3.5 Connected to Wrong Meter

If you’ve connected your EUDS building to the correct ENERGY STAR property, but you selected the wrong meter, please reach out to support for assistance and provide the ENERGY STAR meter IDs the building should be connected to.

4. Disconnecting Meters and Properties

4.1 Disconnecting a Meter

Disconnecting a meter from within EUDS will terminate automatic syncing to the ENERGY STAR meter but will not remove any usage data that has already been synchronized.

To disconnect an ENERGY STAR Portfolio Manager meter from your building:

  1. Log into the EUDS.
  2. Open the Buildings menu and search for the building, then click to open.
  3. Click on the ENERGY STAR tab.
  4. Under Usage Data Sync Status, you fill find your meter name and number
  5. Click the Disconnect button to the right of the meter you would like to disconnect.

4.2 Disconnecting a Property

Disconnecting your ENERGY STAR property from within EUDS will terminate automatic syncing to your ENERGY STAR Portfolio Manager property and will remove all share settings with EUDS. Disconnection will not remove any already synced usage data from any previously shared meters in ENERGY STAR OR any ENERGY STAR metrics that are displayed within EUDS.

Please note: Buildings that are deactivated by an Operational Administrator will be automatically disconnected from ENERGY STAR (properties and meters).

To disconnect an ENERGY STAR Portfolio Manager property from within EUDS:

  1. Log into the EUDS.
  2. Open the Buildings menu and search for the building, then click to open.
  3. Click on the ENERGY STAR tab
  4. On the top-right of the page, click the ellipses and select Disconnect Property

If you need to re-connect the EUDS building to a new ENERGY STAR property, please reach out to support to reset the connection process.

5. ENERGY STAR Portfolio Manager Information

ENERGY STAR Portfolio Manager is an interactive resource management tool that enables you to benchmark the energy use of any type of building. It is known as the industry standard for benchmarking commercial buildings. ENERGY STAR Portfolio Manager metrics allow you to compare your building’s energy use to a yearly baseline, national medians, or similar buildings in your profile.

5.1 ENERGY STAR Portfolio Manager Metrics

To view a building’s ENERGY STAR Score and building Source Energy Usage Intensity (EUI):

  1. Navigate to the Overview page for the building whose ENERGY STAR score and EUI you would like to view. The ENERGY STAR score and source EUI can be found at the top of the Overview page.

  1. Navigate to the Buildings page. From here, you can view the ENERGY STAR Score and Source EUI for each building in your building list.

5.1.1 What is an ENERGY STAR Score?

The 1 – 100 ENERGY STAR Score is populated once complete and accurate energy and property detail information is entered into an ENERGY STAR Portfolio Manager building profile. An ENERGY STAR score of 50 is the median, so a score above 50 means your building is performing better than 50% of its peers, while a score below 50 means your building is performing worse than 50% of similar buildings nationwide. A score above 75 or higher designates a building as a top performer, making it eligible for an ENERGY STAR building award. An ENERGY STAR score helps you assess how your building is performing and allows you to identify which buildings in your portfolio should be targeted for upgrades or recognition.

5.1.2 What is Energy Use Intensity (EUI)?

There are two types of energy usage intensity (EUI): Site EUI and Source EUI. Site energy is the amount of heat and electricity consumed by a building as you would see on your energy bills. Source energy represents the total amount of raw fuel required to operate the building, including transmission, delivery, and production losses. Energy Use Intensity is expressed as energy per square foot per year. Site EUI uses the site energy per square foot per year, while Source EUI uses the source energy per square foot per year.

The U.S. EPA has determined that Source EUI is the most equitable unit of evaluation, therefore, this is one of the metrics the EUDS pulls back from an ENERGY STAR Portfolio Manager building profile.
